Most of the anxiety around a commercial floor project isn't about the finished result — it's about not knowing how long the facility will actually be disrupted. Here's the real sequence, so you can plan staffing and operations around it instead of guessing.
The crew moves equipment and furnishings, masks off areas not being coated, and mechanically preps the slab — typically diamond grinding or shot blasting to open the concrete's pore structure for adhesion. This is also when we run moisture testing if it wasn't already done during the estimate. Dust is contained with vacuum-shrouded equipment; this isn't the open, uncontrolled dust cloud people picture.
Cracks, spalls, and control joints get filled or routed and sealed before anything else goes down — coating over an unrepaired crack just telegraphs it back through in a few months. A moisture-mitigating or standard primer coat follows, depending on what the testing showed.
The base coat — typically 100% solids epoxy — goes down at a specified film thickness. If the system calls for slip-resistant texture (kitchens, ramps, wet areas) or decorative flake/quartz, it's broadcast into the wet base coat at this stage.
The topcoat — polyaspartic, polyurethane, or a chemical-resistant epoxy depending on the system — seals and protects the base. Cure time varies significantly by product: polyaspartic systems are often walkable in 24 hours and ready for light vehicle traffic in 48; standard epoxy systems need closer to 5–7 days for a full cure before heavy loading.
