A properly installed commercial epoxy system lasts anywhere from 7 to 20+ years depending on traffic type, chemical exposure, and installation quality — the single biggest lifespan variable isn't the product, it's the substrate preparation underneath it.

Lifespan by Traffic Type

• Office and retail foot traffic: 12–20 years before a full recoat is needed, sometimes longer with routine maintenance.
• Warehouse forklift and pallet jack traffic: 8–15 years, with wear concentrated at aisle turns and rack-leg zones.
• Manufacturing floors with chemical exposure: 5–12 years for standard epoxy; a properly specced novolac system can extend that meaningfully.
• Commercial kitchens: 10–15 years for a trowel-applied urethane mortar system — thinner, cheaper systems fail much sooner under grease and hot water exposure.

What Actually Shortens That Lifespan

Skipped or inadequate concrete moisture testing is the single most common cause of early failure we see — moisture vapor pushing up from below delaminates a coating from the inside, regardless of how good the topcoat is.

Under-specifying the system for actual traffic — installing a light-duty coating in a heavy forklift aisle — leads to wear-through years ahead of schedule.

Skipping mechanical surface prep (diamond grinding or shot blasting) in favor of a quick acid etch reduces the mechanical bond the coating needs to hold long-term.

Chemical exposure the system wasn't rated for — oils, solvents, or CIP cleaning chemicals hitting a standard epoxy not formulated to resist them.

Extending the Life You've Got

Routine dust mopping and prompt spill cleanup prevent grit abrasion, which is the slow, invisible wear that dulls a floor's finish years before it structurally fails. A light topcoat recoat every 5–8 years in heavy-traffic zones — well short of a full system replacement — resets wear resistance and gloss at a fraction of the original install cost.
