Catching Problems Early Saves Real Money

A failing floor coating rarely goes from perfect to unusable overnight — it shows warning signs first, and catching them early is usually the difference between a maintenance recoat and a full system replacement.

Bubbling or Blistering

Small bumps or blisters in the coating, sometimes appearing in patches rather than uniformly, are the classic sign of moisture vapor pushing up from below the slab. This isn't a surface problem — a topical patch won't fix it, because the pressure causing it is coming from underneath. It usually points back to inadequate moisture testing or a missing vapor-blocking primer at original install.

Delamination and Peeling

Coating lifting away from the concrete in sheets, often starting at edges, cracks, or high-traffic zones, typically means the original bond between coating and substrate was never fully sound — usually from inadequate mechanical surface preparation (an acid etch instead of proper grinding) rather than a product defect.

Chalking and Dulling

A powdery residue on the surface, or a finish that's gone visibly flat and dull compared to when it was installed, is usually UV degradation — common in standard epoxy exposed to direct sunlight, since it isn't UV-stable the way polyaspartic or polyurethane topcoats are. This is a cosmetic issue more than a structural one, and it's usually fixable with a UV-stable topcoat recoat rather than a full system replacement.

Staining That Won't Clean Off

Permanent discoloration despite normal cleaning, especially in specific zones (near machinery, under vehicles, near chemical storage), usually means the coating wasn't chemically rated for what's actually being spilled on it — a standard epoxy in a facility with oil, solvent, or acid exposure, for example.

Cracking That Telegraphs Through

Hairline cracks appearing in the coating that match cracks in the underlying slab mean the coating system doesn't have enough flexibility to bridge normal slab movement — common with rigid epoxy systems over a slab with active control joints or settling.
