Can You Coat a Cracked or Damaged Garage Floor?

The Short Answer

Yes, in the large majority of cases. Hairline cracks, surface pitting, old paint, oil stains, and minor spalling are all addressed during our diamond grinding and crack-fill prep. This is standard practice, not a surprise upcharge, and it's assessed openly at the free on-site estimate.

Hairline and Shrinkage Cracks (Most Common)

Nearly every poured concrete slab develops fine shrinkage cracks as it cures over its first few years — this is completely normal and not a structural issue. These are filled with a semi-rigid polyurea crack filler that flexes with the slab instead of a rigid patch that would simply re-crack under the same stress.

Larger Structural Cracks

Cracks wider than roughly a quarter inch, or with visible vertical displacement where one side sits higher than the other, can point to slab settling. These get evaluated on-site — sometimes still coatable after proper filling, and occasionally we'll recommend a structural assessment first if the settling looks ongoing.

Removing Old Paint, Oil Stains & Previous Coatings

Diamond grinding removes most existing coatings, paint, and surface staining as a normal part of the prep process — the same step that opens the concrete's pores for adhesion also strips away what's already on the surface.

Pitting and Spalling (Freeze-Thaw Damage)

Common on older Florida garage slabs after decades of freeze-thaw cycling and de-icing salt exposure. Surface pitting gets ground down during prep, and deeper spalling gets filled with a resurfacing compound before coating so the final surface comes out smooth.

When We'd Recommend Against Coating

Active structural settling, major heaving, or a slab with extensive deep cracking throughout usually needs a concrete contractor's repair or a slab replacement first. We'll tell you honestly if that's the situation rather than coating over a problem that's only going to resurface.
